Chalet Management: Why Choosing a Sustainable Model Is a Smart Move

March 5th, 2026 Sustainability

Adopting a sustainable approach to chalet management protects the mountains you love while supporting the long-term success of your property.

If you own an investment property in the mountains, chances are your decision to buy in the Alps was driven by a personal connection to the area. It’s only natural, then, to want to preserve and protect the landscape responsibly. With growing awareness around resorts’ carbon footprints, you may already be thinking about sustainable materials, energy consumption, and minimising environmental impact. Concerns about climate change—particularly its effect on snow levels and the long-term viability of ski resorts—are also increasingly front of mind for chalet owners.

The good news is that property management has evolved significantly in recent years, making it entirely possible to operate a sustainable, low-impact ski chalet without compromising on comfort or returns. As a chalet company based in Morzine that has earned B Corp status—verified by B Lab for meeting high standards of social and environmental performance, transparency, and accountability—we firmly believe that tourism can be a force for good.

Sustainable chalet management benefits not only the environment, but also the local community, while helping to future-proof your investment. Whether sustainability is built in from day one through the design of an eco-chalet, or introduced retrospectively, a responsible approach offers long-term value for owners, guests, and the wider alpine community alike.

Environmental Stewardship You Can Trust

With a focus on transparency and accountability, AliKats takes the environmental impact of its operations seriously. We have been measuring carbon emissions across the business since 2021, using the findings to inform decision-making and implement changes that reduce carbon across all areas—from property management and energy use to guest services and supplier choices. This structured approach ensures that owners’ properties are not only well cared for, but managed in a way that actively supports a lower-carbon, more sustainable future.

Reduced carbon emissions

In sustainable chalet management, renewable energy solutions play a central role, from air source heat pumps to solar energy and rainwater recovery systems. All of our properties are powered by 100% renewable electricity sourced locally in France from river-fed dams, which have a lower environmental impact than reservoir-fed alternatives. Heating systems are selected in collaboration with chalet owners, prioritising renewable options such as air- or ground-source heat pumps.

Simple design choices also make a meaningful difference. LED lighting and a centrally positioned “master kill switch” by the front door encourage guests to turn off lights and non-essential power on their way out. Electric vehicle charging points are installed at chalets with parking, reducing the need for guests to charge in town and combining sustainability with everyday convenience.

Guest-facing policies further support this approach. For example, AliKats’ hot tub initiative allows guests to opt out of hot tub use in winter, or opt in during summer. Choosing the greener option unlocks a €200 discount for the guest, and results in substantial energy and water savings.

Lower running bills

Greater energy efficiency naturally leads to lower operating costs. Reduced energy and water usage contribute to more predictable and manageable running bills. Over time, this improves margins and helps protect your investment against rising utility costs.

Toxic free cleaning and improved air quality

There’s no doubt about it, there’s a lot of cleaning involved in managing accommodation, and high standards of cleaning and care are essential in the luxury chalet market. Our chalets are cleaned using non-toxic, environmentally responsible products that reduce indoor pollutants and enhance air quality whilst delivering excellent results. This creates a healthier environment for owners, guests, and staff, without compromising on comfort or presentation.

Building a loyal customer base

Today’s guests are increasingly conscious of their environmental impact and actively seek out accommodation that aligns with their values. A genuinely sustainable chalet appeals to this growing audience, encouraging repeat visits and stronger brand loyalty. Guests who care about the future of the mountains are far more likely to return to a business that clearly does too.

Supporting the Local Community & Circular Economy

By choosing sustainability, chalet owners actively support a tourism model that protects the mountains while sustaining the communities that depend on them. A sustainable approach supports a circular economy by prioritising local suppliers, tradespeople, and workers. This reduces transport emissions, keeps investment within the region, and strengthens the local economy.

AliKats is registered solely in France, meaning all taxes, employment, and business activity directly benefit the local community. Creating jobs through the French employment system is a tangible way we contribute to the region’s prosperity.

Year-Round Operation & Resilient Tourism

Reducing reliance on snow is essential—not just for our business, but for the wider community and the long-term future of mountain tourism. We operate year-round and actively support four-season tourism in the region. While winter and summer remain the busiest periods, our chalets are also open throughout spring and autumn, helping to create a more balanced and resilient tourism model.

As Morzine is one of the more forward-thinking resorts in the Alps, it’s heavily invested in strengthening its year-round appeal, extending the summer season, and hosting a diverse year-round calendar of sporting events and festivals.

For chalet owners, this collective approach means more predictable and extended booking opportunities throughout the year. Properties are no longer dependent solely on winter ski traffic, allowing for higher occupancy and greater revenue potential.
